The Marble Outpost is a mountain lodge located on the west side of Marble, Colorado, a small mountain town of approximately 200 people, located an hour southwest of Aspen, Colorado, 45 minutes south of Glenwood Springs, Colorado, and half an hour from Carbondale, Colorado. The Marble Outpost is zoned business, and offers an excellent opportunity to buy into the rapidly escalating Aspen-area real estate market. This is the view of the back side of the Marble Outpost. It's very quiet and relaxed, though the lodge has frontage on County Road 3, the main road into town.
Built in 1994, the Marble Outpost was completely remodeled in 2001. Zoned residential/commercial, the lodge has two upstairs guest apartments that have a good rental history through the summer and fall. Each upstairs apartment has a master bedroom, a smaller bedroom with a bunkbed, a full kitchen, a bath, and a living area.
With its mixed zoning, the Marble Outpost offers the opportunity to conduct a home business, lodging, a gallery, an artist's studio, or a variety of small business opportunities. The upstairs apartments rent for $159 a night for each unit during the summer and $139 a night during the winter. Rental history is good. Gross revenues average over $55,000 a year, with most of the business occurring in the summer and fall. Business could be expanded considerably. The property was appraised using three methods in late 2007. The low appraisal came in at $585,000 and the high appraisal was $596,000. Real estate values are climbing in the Crystal River Valley, not declining.

Built in 1994, the Marble Outpost was completely remodeled in 2001. The building is approximately 2,960 square feet, and has two upstairs guest apartments of 725 square feet each. Each apartment has two bedrooms, a kitchen, a living area, and a bath. The two apartments share large balconies on either side of the building. The downstairs apartment has a full kitchen, 1 ½ baths, 1 bedroom, and a large central room that would serve as a store, gallery, or studio,. The building has log siding, a metal roof, and is built of 2x6 frame construction. Heating is radiant propane. Water is supplied by the Marble Water Company, and the building is served by an oversized, engineered septic system that accommodates large groups and heavy use. The lot size is 1.01 acre, and the Marble Outpost is conveniently located on County Road 3 in Marble, which is paved all the way through town for good year-round access. Road maintenance and snow plowing in the winter is excellent.

The Marble Outpost is located within 200 yards of the Crystal River, where public fishing access is nearby. Access to Beaver Lake, wilderness hiking trails, fishing, four-wheeling trails, horseback riding, mountain biking, and backcountry skiing is in close proximity. The world-famous Yule Marble Quarry has its loading area a few hundred yards from the Marble Outpost, and the 25-acre Millsite Park, owned by the Town of Marble, is a less than a minute away.
